IN SOME cases the Builder/Developer
will agree to pay for all costs associated with buying a property. This
includes Land Registration fees, Local Authority charges, and often the
full legal costs, together with both buyers and sellers Tax.
Where the building developer does not pay your costs you should budget
for the following;

Property Transfer Tax
This is 3% calculated on the declared value of your property. The
vendor pays 1.5% with an additional 1.5% being paid by you, the
purchaser (i.e. £750 on a £50,000 property).

Government Tax
This is a payment to the local authority for the administrative work
involved and is approximately £100

Translators Services
You should budget for approximately £100 to employ a translator when
you attend the Land Registry Office.

Connection Charges
Again we are often able to persuade our developers to absorb these
connection charges, after all it is likely that the water and
drainage connections will already be made to new property. This
leaves you to pay for just the connection of electricity, which
would be in the order of £40.
